The data promise
Priced from the record, not the listing
Portal asking prices tell you what sellers hope for. We price from actual DHA transfer records — what plots and homes genuinely changed hands for, lane by lane and corridor by corridor. Every valuation we issue and every offer we recommend is benchmarked against recorded comparables, and we share those comparables with you so you can see exactly how we arrived at the number.
Working from the record changes the advice. When the data says a plot is fully priced, we say so. When it says the premium being asked has no support in recorded transfers, our advice is sometimes simply “don’t buy this one” — and we would rather lose a transaction than close you into the wrong file. That is what a private desk is for.

How money flows
Funds move only through documented banking channels — never cash-in-hand, never “adjustments”. The sequence is fixed: a token to hold the file, verification against DHA records, then payment released against agreed milestones. Each stage is receipted, and you see the paper trail as it forms.
Verified titles
Every file is checked against DHA records before any token changes hands — ownership, allotment history, encumbrances. If a title does not verify cleanly, the transaction does not proceed, however good the plot looks. There are no exceptions to this, including for our own listings.

Our comparables come from recorded transfers, not portal asking prices — and they are shared with you, not summarized at you. You see the same numbers we price from, so every valuation and every offer can be checked against the record rather than taken on trust.
