Corner positions, wide-road frontage and park-facing aspects consistently clear at premiums when files transfer — they are scarce by geometry, and scarcity survives market cycles.

Proximity to a commercial strip cuts both ways — convenience for tenants, noise for owner-occupiers — and the premium is far less reliable than sellers claim. Similarly, "near the mosque/park/school" claims need a walk, not a map pin: near means different things at 2pm and 8am.
When we value a plot, each attribute is priced against recorded comparables, not rules of thumb. That is the difference between a valuation and a guess.
